Case Study

Base, Manchester Science Park

Base, a groundbreaking development at Manchester Science Park, is more than just a building; it's an architectural marvel that represents a new era of sustainable workspaces.

This £21m project, a brainchild of Bridge Architects, is a testament to the fusion of advanced technology and eco-friendly materials, tailored for companies leading the charge in high-growth sectors like computer engineering, energy technology, and material science.

The ambitious task was to transform Manchester Science Park, scaling it to 424,000 sq ft while ensuring environmental sustainability. The aim was to create a space that not only accommodates the growing needs of tech businesses but also sets a benchmark in sustainable construction.

Central to achieving this vision was the selection of innovative construction materials. Taylor Maxwell and Caddick Construction played a pivotal role in specifying and supplying the Corium brick cladding, manufactured by Wienerberger. This BBA-certified cladding system was chosen for its dual benefits: aesthetic appeal and environmental efficiency.

The Corium system, with its light grey bricks, offers a modern twist to the classic brickwork facade. This choice wasn’t merely about looks; it was a strategic decision to reduce construction time and material usage. The cladding, installed on Rainspan composite panels, facilitated a faster, more efficient building process, adhering to the project's sustainability goals.

"The aim was to create a space that not only accommodates the growing needs of tech businesses,

but also sets a benchmark in sustainable construction."

The Base building is a paragon of sustainability. Its design incorporates solar power panels, a hybrid heating and cooling system, and large windows for natural lighting, contributing to its BREEAM ‘Very Good’ and EPC ‘A’ ratings. The Corium brick cladding, a star feature of the project, significantly reduces raw material usage by 75% compared to traditional bricks, exemplifying the commitment to eco-friendly practices.

The completion of Base in 2022 marked a new chapter for Manchester Science Park. The building, with its blend of traditional and contemporary designs using Corium cladding, sets a new standard in sustainable construction. The use of this advanced cladding system not only accelerated the construction process but also enhanced the building's thermal efficiency and visual appeal.

Base stands tall as a symbol of how innovative materials can reshape the future of construction. It's a showcase of how thoughtful material selection can lead to remarkable outcomes in both design and sustainability, making it a source of inspiration for architects and developers alike.
